Affori Centre is an example of cutting-edge architecture that never seems to age. Designed by the renowned Goring & Straja Studio with envelope built more than 15 years ago. It is an office complex that fits into Milan's business district, pioneering by betting on energy efficiency and quality of life for workers. The building offers a philosophy of life and not just an operating space, thanks to the 5-Star ServicesTM program, which provides services that can be customized according to the company's needs. These include reception and support, recreation areas, food court, and bicycle parking. These services allow employees to focus on their business, improving their productivity.
Affori Centre is built according to the criteria of LEED (Leadership in Energy and Environmental Design) Certification, a rating system for the development of eco-friendly buildings, devised in the United States and applied in 40 countries around the world. The building has paid attention to eco-sustainability and energy-saving regulations, adopting innovative solutions such as the performance facade and the brise-soleil system, which regulate the interior temperature naturally. In addition, the building has efficient water management, both for bathrooms and irrigation-one of the details that enabled it to be LEED certified in the GOLD category.
Affori Centre is a building with a strong image, but also simple and flexible, capable of integrating into the surrounding area. The complex consists of three bodies, connected by a full-height glazed lobby, which houses the entrance and connection between floors. On the ground floor are service rooms, technical rooms, and the catering area. Five above-ground floors are for offices and two basement floors for parking.
The building provides high habitability and comfort, thanks to the glazed facades that allow great light, water and nature elements that decorate the public spaces, and the indoor microclimate controlled by ceiling and rooftop units. The building also offers great flexibility in the use of spaces, which can be occupied by a single user or by several users together. The offices are designed according to the highest standards of comfort and livability: the building is placed on a platform and creates two private gardens, to which are added balconies, gardens, and terraces.
The facade of Affori Centre was made by AZA, which designed, fabricated and installed curtain walls with mullions and transoms designed on multilevel to avoid falling into the monotony of a monotonous grid. The facade is composed of Planibel Green 10T+18+44.2 Acoustic Be glass, which provides high thermal and acoustic insulation. The brise-soleil system of 16 mm thick polycarbonate honeycomb sheets in green and neutral colors creates an effect of movement and light reflection, as well as protecting the most exposed sides from the sun. White-painted thermal break aluminum windows and doors complete the facade design, giving it a modern, industrial look.
AZA also designed, fabricated and installed the parapets of the terraces with chromic film, another distinguishing element of the work, but the real challenge was the realization of the HUB that unites the three main buildings characterized by suspended walkways with open crystal parapets, as well as the transparent roofing and all-crystal cladding with punctual retention of the two large elevator bodies.
