HAP Investments' new residential project in New York City has been named Maverick Chelsea and is located at 215 West 28th Street in the vibrant Chelsea neighborhood between Seventh and Eighth Avenues. This project consists of twin buildings of 21 stories each, offering a total of 200 apartments and occupying an area of 300,000 square feet. 31 percent of the apartments are intended to be rent subsidized, in accordance with New York City's housing inclusionary and social equity laws.
Architecture firm DXA, in collaboration with AZA INT designed the buildings. AZA INT designed the curtain walls and cladding of the buildings, which is one of the most distinctive and innovative aspects of the project.
The facades, composed of acid-washed prestressed concrete panels, feature a grid with faceted elements that reflect light and shadows dynamically. The panels, enhanced with metallic paints, create bright contrasts with the shades of gray on the two facades, distinguishing the two large buildings.
Because the buildings are constructed with prestressed concrete panels, most of the windows were installed directly into the panels by the prefabricator located in Canada, greatly reducing site installation time.
Many of the apartments have recessed Juliet balconies, casement windows, and mullion and transom facades, all designed, engineered, and partly installed by AZA INT.
The buildings offer a range of amenities dedicated to the well-being of residents, including a 60-foot-long swimming pool, gymnasium, sauna, steam room, children's playroom, yoga room, meditation room with Himalayan salt wall, pet spa, and storage. Bicycle parking exceeds New York City code requirements, and 77 parking spaces are available, including some for electric vehicles.
The buildings' envelope exceeds New York's energy code performance requirements and is designed to maximize natural lighting and airflow within the residential units, with almost all floor-to-ceiling windows opening. Inside, energy-efficient LED lights, energy- and water-efficient appliances, and integrated building systems are used. Outdoor spaces include private terraces and a recreational deck, a full kitchen, and a bonfire, accessible to residents.
