In Milan, in the Santa Giulia district, near the Sky Italia complex, two new office buildings, Spark 1 and Spark 2, are being built as part of the urban redevelopment project promoted by the international real estate group. These are two modern, efficient structures that are integrated with the urban context, designed by Progetto CMR - Massimo Roj Architects
The two buildings, Spark 1 and Spark 2, are conceived as part of a larger development that aims to redefine the Milan skyline through an innovative and technologically advanced architectural language.
The buildings, which will have a total floor area of 30,000 square meters for office space and 1,500 square meters for retail, will be completed by the end of 2021 and will be the first building block for a new Business District, a major business center that will cover an area of about 200,000 square meters.
The Spark project is distinguished by its holistic approach to facades, which are conceived not only as passive envelopes but as dynamic, high-performance elements. Facades are composed of a series of layers and materials that work together to optimize interior comfort, decrease energy consumption, and increase the building's energy efficiency.
In detail, the facade design of Spark 1 and Spark 2 uses parametric modeling techniques and energy simulations to optimize solar exposure and light control. This is reflected in a façade strategy that employs adjustable exterior shading systems, which are able to adapt to changing weather conditions and reduce the thermal load due to solar radiation.
Another key element in façade design is the integration of natural ventilation systems. These systems are designed to take advantage of the effects of wind and natural pressure differences, thus promoting a steady flow of air that improves indoor air quality and reduces dependence on mechanical air conditioning systems.
The facades are characterized by dynamic and irregular geometry, which creates an effect of movement and light reflection. The dominant color is white, recalling the purity and transparency of Lendlease's values
In terms of materials, the project favors the use of components with low environmental impact and high durability. The facades combine materials such as aluminum, glass, and fiber-reinforced concrete, which were chosen for their ability to withstand weathering and less need for maintenance in the long term.
Attention to aesthetics is not neglected: the facades of Spark 1 and Spark 2 are designed to create a visual dialogue with the urban context, presenting a texture and rhythm that reflect a design philosophy that is both functional and symbolic.
