In the heart of Milan's Porta Vittoria district, an ambitious project combining innovation and sustainability in real estate takes shape. Eleven is the name that brings to life the renovation and redevelopment of two office buildings located at 11 Via Battistotti Sassi, bringing a breath of freshness and modernity to the city's urban architecture.

A Campus for Biological Work

Eleven is a collaboration between Axa Investment Managers and Studio Il Prisma, with the aim of creating a new campus for organic work, responding to the needs and trends of the contemporary real estate market. The basic idea is to transform existing buildings into modern, sustainable and highly functional facilities.

Design and Characteristics of Buildings

Eleven consists of two buildings of 6 and 7 floors above ground, with 2 basement levels designated for parking, with a gross floor area of 31,000 square meters and 237 parking spaces. What characterizes these buildings is their internal flexibility, designed to adapt to the diverse needs of tenants. From office layouts to common areas, everything is designed to offer maximum customization and comfort.

The buildings are connected by a modern lobby that plays the dual role of representative and connecting space. This is home to meeting rooms and multitasking spaces that encourage interaction and collaboration among occupants. A key aspect of Eleven is its environmental sustainability. The buildings were designed following strict energy efficiency criteria and using eco-friendly materials. It is no coincidence that they have achieved the prestigious LEED Gold certification, which attests to their commitment to environmental, social and economic sustainability.

Innovation in the Architectural Envelope.

An integral part of the project is the innovative architectural envelope, which combines volumes, materials and transparencies to create an elastic and balanced architecture. The façade system involves the use of variable-volume boxes connected by nautical ropes, providing effective solar control and excellent natural lighting in interior spaces.
